Price to Sell
If you want to sell your home more quickly, price it at market value. Do your homework on what comparable homes are selling for in your neighborhood, and consult several real estate agents. Mispriced homes are more likely to languish on the market…
Make no bones about it – people will judge your house by its cover. First impressions are everything when it comes to catching the attention of a buyer – so clean up your yard and landscaping. The outside appearance of your home and yard is a buyer’s invitation to come inside. If they don’t like what they see, they may never even make it through the front door!
Invite People to Linger Longer
Get creative and differentiate yourself from the other houses for sale in your neighborhood by making your open house more of an ‘event’ than a quick in and out. Serve spiced apple cider along with light refreshments, or fresh baked cookies and coffee. Not only will your house smell homey and inviting, you’ll make your house unforgettable.
Advertise Your Home’s Best Features
Learn about your target audience and help your agent create online and print ads that will capture their attention. Highlight the selling points of your home itself, but don’t stop there. Focus on what your neighborhood and location have to offer. Are you in walking distance from town, school, or the beach? What conveniences are nearby and what amazing things does your community have to offer?
Get the Word Out
If you’re trying to sell your home fast, advertising is key. Create your ‘campaign’ with captivating copy and photos, and spread the word everywhere you think an interesting buyer may be looking- traditional print ads in the newspaper, Twitter, Facebook and other social media sites, online real estate portals, and don’t forget to pass out flyers!
Throw in a Buyer’s Bonus
Sometimes it will take a little extra to get a potential buyer to act. If your neighbor is also selling, you want to poise your house to sell faster by making your offer a little more attractive. Throw something in with the house that would actually make your offer the better deal. You might leave appliances, a boat, or a car – just make sure that it is actually something that the new owners would want..
